Al Fakher HQ — Crafting the Brand’s Identity Through Industrial-Rooted Workspace Design
Al Fakher HQ in Dubai emerged from a 22,000 sq ft shell-and-core floor plate into the flagship headquarters of the world’s leading shisha-molasses brand, present in over 90 markets globally. The transformation delivers a workspace where spatial storytelling, brand heritage, and high-performance functionality come together in a unified interior environment.
Concept & Spatial Planning
The design concept was driven by an artistic interpretation of smoke — free-flowing, organic, and layered — translated into spatial movements, circulation, and the overall architectural narrative.
Rather than a conventional rigid office layout, spaces flow organically: open-plan workstations, private offices, meeting rooms, breakout zones, and brand-immersive areas are interconnected through fluid circulation paths. Strategic planning and feasibility analysis guided the allocation of spaces for administration, creative departments, and employee-centred amenities — optimizing the HQ for long-term use and adaptability.
Interior Design & Material Identity
Al Fakher’s brand personality — rooted in shisha heritage, craftsmanship, and community — is reflected in a raw, industrial-textured interior aesthetic. Semi-plastered brick walls, exposed concrete columns, industrial metal cladding, and raw wood all contribute to a tactile, authentic environment. Custom furniture, bespoke joinery, and curated finishes reinforce the brand story while ensuring functionality, durability, and a cohesive visual identity.
Lighting, feature walls, and accessories were carefully designed and coordinated to highlight key zones, reference the company’s heritage, and balance open collaboration areas with private meeting spaces. The result is a workspace that merges industrial ruggedness with warmth and a strong brand presence.
Fit Out Works, Technical Integration & Quality Execution
Transforming the shell-and-core into a fully functional HQ required meticulous attention to the integration of bespoke design elements and high-performance systems. Organic spatial movements inspired by smoke formations guided the placement of workstations, circulation paths, and breakout areas.
• Raw materiality & bespoke elements: Concrete, bricks, and black metal elements were incorporated throughout, complementing the brand identity. Custom joinery, furniture, and feature installations were designed to highlight these materials while maintaining operational efficiency.
• Integrated technical systems: Full MEP, HVAC, and lighting systems were carefully coordinated with structural and design elements to ensure functionality without compromising aesthetic intent.
• Acoustics & comfort: Acoustic treatments and thoughtful spatial planning balanced open collaborative zones with privacy, ensuring a comfortable work environment.
• Vendor & quality management: Close coordination with suppliers and contractors ensured that finishes, furniture, and feature installations were delivered to specification, maintaining high-quality standards across all areas.
The fit-out reflects a holistic approach, where design, functionality, and brand storytelling are fully integrated — delivering a workspace that is both visually striking and operationally effective.
Project Management & Strategic Consultancy
The Al Fakher HQ project exemplifies end-to-end project management, highlighting the company’s capabilities beyond design and fit-out. Key elements include:
• Comprehensive Project Planning & Scheduling: From inception to handover, every phase was meticulously mapped, including critical path identification, risk assessment, and resource allocation to ensure timely delivery.
• Multi-Vendor & Stakeholder Coordination: Oversight of contractors, suppliers, and consultants ensured alignment between design intent, material procurement, and construction execution.
• Quality Assurance & Compliance Management: Rigorous quality checks were conducted across all finishes, MEP systems, furniture, and feature installations to meet design specifications and industry standards.
• Budget & Cost Control: Financial oversight and value engineering ensured that design ambition was realized within the allocated budget while optimizing resources.
• Operational & Functional Integration: Project management extended to workflow analysis, service zoning, and functional planning, ensuring that spaces were fully operational, efficient, and aligned with business needs.
• Strategic Business Advisory: Coordination with business consultants helped align design execution with long-term corporate strategy, supporting scalability, staff engagement, and brand storytelling.
This approach demonstrates that project management is not simply about execution, but about orchestrating design, construction, operations, and strategy into a seamless, high-performing outcome.
